Security concerns on residential sites
Unauthorised access is the main issue for apartment blocks and gated developments. Tailgating, intercom misuse and contractors who are not properly signed in can all let the wrong people into a building.
Vehicle crime and damage in car parks and communal areas are the next concern, together with antisocial behaviour on the edges of the site. Many of these problems are worse at night and are easier to deter with visible patrols.
Residential developments under construction are different again. Part-occupied sites, with residents moving in next to active construction, need security that protects both the build and the people already living there.
How we approach residential security
We discuss the layout, entrances, parking and the times of greatest concern, and recommend a front-of-house presence, patrols or both. Officers are briefed on the property’s rules, emergency contacts and how to interact with residents, and incidents are logged.
We can provide female officers, which some residents find reassuring, and we cover patrols, key holding and out-of-hours cover. Short-notice cover is available subject to availability.
Residential developments in our area
Much of the region’s recent residential growth has come from regeneration: the Middlehaven area of Middlesbrough, where the Boho Zone includes housing alongside offices, and the Stockton riverside around the Tees Barrage, Castlegate Quay and Infinity Bridge. New residential schemes next to active building sites and busy public spaces have different security needs from a long-established block.
In practice that means thinking about shared entrances, car parks and the boundary between residents and the public. We recommend a front-of-house presence, patrols or a combination, based on how your building is laid out and when your residents tell you problems occur.
Before you arrange residential security
- Review how visitors, deliveries and contractors currently enter the building.
- Identify problem areas such as car parks, bin stores and communal entrances.
- Agree what residents should expect from officers and how they can contact them.
- Check any lease or management company requirements for security staffing.
- Decide whether front-of-house cover, patrols or a combination fits the building.
Tell us about the building, its entrances and what residents have raised. We will recommend cover that protects people and property without making the building feel like a fortress.

Frequently Asked Questions
Can you provide a front-of-house presence at an apartment block?
Yes. Officers can provide a visible front-of-house security presence, access control and resident assistance, according to post orders agreed with you.
Do you cover part-occupied developments under construction?
Yes. We can protect the build and the residents already in place, and agree how officers manage resident access and contractor movements.
Can you provide out-of-hours patrols only?
Yes. Patrols can be scheduled for evenings, nights and weekends as an alternative to full-time cover. We will recommend what suits the site.
